With construction commencing this July, we sat down with the developer, Development & Advisory’s Managing Director Ben Yates on everything you need to know about the construction and masteprlan of Bowden’s very first precinct and largest project to date – 354 Bowden!
Q: What stage of construction is commencing at 354 Bowden?
A: We are starting Stage 1 Construction site in July. Stage 1 incorporates the basement, On The Lane, On Fifth and On the Park East.
The early activities will be all in ground works. We are digging a very big hole that will ultimately become a double underground basement with owner’s storage facilities. This is unique to 354, secure basement car parking and storage. By undertaking this it means we have been able to create the internal courtyard.
Q: What happens next?
A: The site will be hugely active. You have to see this as three projects all happening at once. It is going to be so exciting to see the three buildings coming up out of the ground. Coordinating the site activities and program is a complicated job, but it’s what Development & Advisory and our joint venture partner Bulidtec have been planning for.
Q: Have you run into any unexpected hurdles or has everything gone to plan so far?
A: Projects of this size are very complicated. There are many moving parts, that’s why when it comes together and you are able to start construction it is so rewarding. Plan for the unexpected was some great advice I received a number of years ago. Be it design, planning, sales and marketing, financing or construction, nothing is ever going to go exactly as you thought at the inception of the project. Being able to adapt and collaborate with your team and stakeholders and respond to what presents is the key ingredients to project success.
Q: When are you expecting completion?
A: The first building, On The Lane is expected late 2019, and the others follow in early 2020.
Q: How many people are working on the project’s construction?
A: The 354 Bowden precinct will create 200 local jobs! Being that the development is led by South Australian property groups Development & Advisory and Buildtec, it was important to create these local roles.
Q: What sets apart 354 Bowden from the other developments in Bowden?
A: The project was named 354 Bowden as Bowden was the 354th allotment of South Australia. It was a planned precinct, just like our project. 354 has to been seen as a master planned precinct, not a one off building. By master planning this site – which is almost 6000sqm – we have been able to achieve first class residential design but also offer wonderful resident amenity. All apartments have at least one if not two secure basement carparks, storage, abundance of natural light, access to a landscaped internal garden and courtyard and we are also creating a roof garden on top of On the Park. This is all set on arguably the best location in Bowden, overlooking the Town Square and Plant 4. It doesn’t get any better!
Q: In your opinion, what makes this building so special?
A: It is a combination of factors, not just any one thing. It starts at the design table, right up front when the team is setting the ambitions and goals for the project. We were committed to designing and creating a place where people wanted to live and call home. 354 had to become a community and add to what had already been created at Bowden. Pleased to say the majority of our purchasers will live in their apartments.
The only way people will want to choose to live 354 Bowden is if you are able to provide a truly great offering. This relates to design and finishes, the look and feel, and others such as environmental and sustainability targets, of which 354 is 5 Star.
There are many others, availability of natural light and fresh air to apartments, storage, car parking, access to green open spaces, retail and transport, this list goes on.
